How pricing works
There is no rate card, because no two buildings have the same sheet. Here's how the number is made.
What decides the price
Five things, and the supervisor measures each one at the walkthrough.
Cleanable square feet and the number of floors
Restrooms and the fixtures in each, because they take the most time
Nights a week, and which nights
Floor types: carpet, vinyl, stone or concrete
Access: alarm, elevator pass, dock and parking
What the quote includes, and what it doesn't
It covers every line on the weekly sheet, our crew, our equipment and the supervisor's checks.
Paper goods and soap are their own line, or yours
Carpet extraction and recoating are scheduled and quoted by the area
Biohazard cleanup, mold and moving furniture are not included
What happens at the walkthrough
A supervisor walks every room with you, measures, tests the floors and writes the sheet. It costs nothing and commits you to nothing.
After hours
The night line reaches the supervisor on duty on weeknights from 6 p.m. to 2 a.m. A call is free. A visit outside the sheet is billed at the rate in your agreement, and we say it before anyone is sent.
When you get the number
In writing, within two business days of the walkthrough, as a fixed monthly amount tied to the sheet line by line. Nothing starts until you agree to it.
An example
A worked example, in questions.
These are the questions the supervisor asks, in the order they ask them.
- 01
Step 1: How big is it?
Fourteen thousand cleanable square feet on two floors, 38 desks, one conference room per floor.
- 02
Step 2: What's wet and what's carpet?
Four restrooms, two break rooms, a tiled lobby. The rest is carpet.
- 03
Step 3: How many nights?
Five. Glass offices on Tuesdays and Thursdays, desks dusted Mondays, Wednesdays and Fridays.
- 04
Step 4: How do we get in?
An alarm code and a lobby fob, logged by name. Parking on the street, so the crew arrives by 6:30 p.m.
- 05
Step 5: Then the number
One fixed monthly figure on the written quote, with the periodic work shown on its own line. We don't print a figure here, because yours will differ.
Questions about the quote.
Can you give me a number over the phone?
No. A number given without seeing the building would be a guess, and the sheet would end up not matching it.
Is there a contract term?
The terms are on the policies page, including how to end the agreement. Read them before the walkthrough if you like.
What if the price changes later?
It changes only when the sheet does, or when the contract says the rate is reviewed. We tell you in writing first.
